How do I apply for a unit?
Complete the rental application accessible on this site and provide a rental holding deposit equal to 50% of one month’s rent.
What is the difference between a rental holding deposit and a security deposit?
A rental holding deposit accompanies your rental application. When your application is accepted this will become your security deposit. A security deposit is the amount of money that is held in trust until such time as you vacate. Once you vacate the unit will be checked for any damages, and if there are no damages the security deposit will be returned within 15 days after you vacate.
What happens to my deposit if my application is rejected?
If for any reason your application is denied, your deposit will be returned once you present the receipt for your rental holding deposit at our offices at 288 LeMarchant Road in St. John’s.
How can I pay my rental holding deposit?
Your rental holding deposit may be paid by email money transfer or payable at our office during normal working hours by certified cheque, cash or money order made payable to Oakford Realty.
How long does it take to process an application?
It usually takes no longer than two business days.
Can I make my application subject to any conditions?
Our application provides an option for you to give any conditions to leasing the unit you are applying for.
How long can the unit be held before I occupy?
You can make your application conditional upon any date of occupancy, however if the unit is vacant usually the unit can be held with a deposit for 14 days.
Are pets or smoking permitted?
Usually the owner will stipulate as to whether or not pets or smokers are permitted. You may make your application conditional upon either being accepted.
